VUSIR VILLAS CROATIA are serching for investors that are willing to invest in residential and tourist projects.

At the moment we can offer medium scale projects for residential construction total investment required up to 22 milion euros.

Short description of the project:
The project is located in Umag next to the center (200 meters to the center) on a land of 30 000 m2, nearby there is the Marina Umag (500 meters). The project consists of 6 constructional plots and a residential building (3 569 m2) which has been built to 80% of the constructional works. The total amount of  units  to be built by the project  is 287 units. All together the Brutto Area to be constructed is 22 000 m2.

The total Investment is estimated to approximately 22 millions euros. Financing can be arranged with the current bank. The project is being sold as 100% shares in the company vile alberi d.o.o.. Existing mortgages today are approximately: 7,5 milion euros which have been used for  purchase of the land and constructional works for sewage systems, water  and electricity connections for this area. The exact amount can be determined to the interrested party by the bank upon our request and the clients LOI.

MEMORANDUM
Real Estate Project in Croatia-Umag

UMAG TOWN – PROJECT:
Umag, a small town and port on the north-western coast of Istria, presents ‘Croatia’s gateway to Europe’. It also has the reputation of the Istrian sports centre, since as the host of the ATP tournament for many years now, it attracts numerous top world tennis players.

Its beneficial features were already recognized by the Romans who turned it into their summer residence. The magnificence and splendour of those times today is reflected in the many Venetian houses in the old part of Umag.

At a distance of only 40 kilometres from Trieste, 150 from Ljubljana, the capital of Slovenia and 50 NM from Venice, Umag is a favourite holiday destination with extraordinary excursion possibilities. Umag’s hinterland offers newly discovered tourist attractions like mountaineering, caving and other chances for adventure enthusiasts.

The old town of Umag is located on a small peninsula (which was once an island) on the north-western coast of Istria. It was built on the foundations of Roman archaeological ruins and it has preserved its network of narrow streets and a Medieval urban structure. Even the Romans proclaimed Umag for their seaside resort and connected it with the mainland.

The new part of Umag stretches for the most part along the coast from Katoro to Novigrad, where its main tourist capacities are located.

Apart from Umag, there are two more famous tourist destinations in this area – Savudrija with its oldest lighthouse on the Croatian Adriatic Sea from 1826 and Lovrečica as a peaceful oasis for family vacations. Due to its geographical location

Umag is the first tourist gate from Europe to Croatia being some ten kilometres far from European highways. Umag is also the first nautical gate from Central Europe to Croatia, located in an attractive bay with one of the most prestigious ACI marinas awarded with one of eleven blue flags for the European standard of swimming-beaches, Umag as a tourist destination is particularly proud of.

The tourist mini train connects Umag with Katoro where Roman archaeological finds can be visited.

ABOUT CROATIA:
Croatia is located in southeastern Europe, bordering Adriatic Sea, between Bosnia and Herzegovina and Hungary on the east, Slovenia in the north and holds a very important strategic geographical position. Its terrain is flat along the Hungarian border, low mountains and higlands near the Adriatic coastline and islands on west. It is famous for its coastline which is 5 835 km long and consists of over one thousand islands. Croatia is a candidate for membership of the European Union. Their estimated GDP per capita for 2008 is projected at 16.758 USD or 57,8 percent of the EU average. Real GDP growth in 2007 was at 6 percent.

Croatia is being rediscovered with all the necessary natural resources on which to build the great tourism products. Blue Istria
The costal area of Istria – Blue Istria is the area with the best accommodation capacities, having 1 to 5-stars hotels and apartments with a rich offer for what concerns sport, recreation, catering and entertaining facilities. Within the tourist complexes you can find sport grounds for football, tennis, basketball, volleyball, mini-golf, athletics. Apart from this, numerous hotels have their own fitness center, indoor and outdoor swimming pool, sauna and a massage parlor. For all those who are not in the mood for exploring the rich gastronomic and entertainment offers of the surroundings,
the hotels usually have restaurants of quality, bars, taverns, night clubs, and for the brave ones casinos as well.

The total accommodation capacity in a hundred or so hotels is around 35.000 beds and 24.000 beds in apartments. Although the Blue Istria is the most popular tourist destination in the summer season, there is an awakening interest in other sorts of tourism in the preseason and postseason. The Istrian hotels, thanks to their facilities and equipment, meet all criteria needed for organizing all kinds of congresses and other conventions and thus the congress tourism is growing in importance.
Besides, thanks to its favorable climate and well equipped sport facilities, which attract both athletes and other enthusiasts of sports, who come here for recreation, quality training or rehabilitation, sports tourism is increasing in Istria.

For all those looking for a quiet holiday within family atmosphere, Blue Istria offers a number of quality rooms and apartments in private accommodations, with around 35.000 beds. For lovers of “free” tourism and for those who want to spend their holiday surrounded by nature, we recommend a holiday and accommodation in one of altogether 40 campsites, of which 10 naturist camps that can accommodate 130.000 campers. The campsites usually open their doors at the beginning of April and close at the end of September, with some campsites closing even in October. All campsites are well-equipped and offer various recreation and sport facilities: sport grounds for tennis, volleyball, mini golf, football, basketball and many others.

Besides, there are also possibilities of sport activities like sailing, diving, water-skiing, surfing, jet-skiing and similar. Not to forget the true lovers of the sea, there are 15 marinas with 3.400 berths in all tourist centers along the Istrian coast. They are very well equipped, offering all the facilities necessary to nautical experts, ranging from service to refueling, from shops to gastronomic offers in restaurants. Those who do not have a ship yet, there is a possibility to hire a charter in one of the numerous charter centers in every marina. For lovers of good food, there is a number of quality restaurants with a rich gastronomic variety and enological offers.

Green Istria
Green Istria is the right place for all those who have enough of city life, crowds, who wish to return to nature, to its peacefulness and tranquility. The inland Istria is showing a growing number of agro tourism points (today reaching the number of around 200). The accommodation units are constructed in a typically Istrian tradition, usually called Istrian taverns, mostly isolated. Along with the traditionally gastronomic, enological and accommodation offers, an authentic rural atmosphere, a number of recreation facilities are offered too and can be found only in the rural regions.
Thanks to its favorable climate, Istria is the right place for rearing and raising game and offers the possibility of hunting tourism, which includes the organization of hunts, usually of feathered game (pheasants, quails), small game (hares), and bigger game (boars and bucks).

Istria is a very rich region for what the variety of nature concerns, above all its inland. Steep slopes, natural canyons, dangerous mountain trails and sheer rocks give the lovers of adventure the possibility to practice extreme sports like paragliding (flying), free climbing (rocks climbing), mountain biking, hang gliding, caving… If you really like peace, we recommend a glass of either Teran (red wine)) or Malvazija (white wine), Istrian prosciutto and cheese while listening to legends, stories and customs of this region, told by a friendly host.
